Booking Conditions

Reservations made are subject to accommodation availability and payment confirmation.

To confirm the reservation, the guest must make the respective payment, as provided for each accommodation.

The values ​​of the reservation fees, deposit, cleaning fee or others, are those announced at any time on the page of each accommodation.

All prices include VAT at the legal rate in force.

Payment options

Payment for reservations can be made through the platforms or by bank transfer.

Guests are also subject to the particular rules available in each accommodation.

Pre check-in

Upon completion of the reservation, the holder of the reservation will receive an email and/or SMS from OPORTOGUEST with the confirmation of the reservation and with important explanations about the accommodation and information about additional services (such as transfer service or extra cleaning service).

Guests will be asked to fill in an Accommodation Form which is of utmost importance for the preparation of their stay.

The Accommodation Bulletin will specifically ask for the arrival time, the total number of people staying – so that we can provide the right amount of bed linen and bath towels – as well as mandatory information regarding foreign and border services.

Guests must indicate the exact number of people in the Accommodation Bulletin. The number of guests specified in the booking cannot exceed the number of guests present in the accommodation. If the number of guests exceeds the limit, OPORTOGUEST reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.

Conditions of stay

The holder of the reservation must be at least 18 years old, and must stay in the booked accommodation for the entire stay. Guests under the age of 18 can only be accommodated if accompanied by an adult who is the holder of the reservation.

The holder of the reservation must provide a valid address, a telephone number and an email address.

No pets (of any breed, size or age) are allowed in OPORTOGUEST accommodation. OPORTOGUEST reserves the right to demand that guests leave the accommodation without any compensation or refund of fees paid if any animal is found inside.

Smoking is not allowed inside the accommodation.

Pursuant to paragraph a) of paragraph 1 of article 45 of the Convention for the Application of the Schengen Agreement, the accommodation of foreign citizens must be communicated to the SEF, meaning all those who do not have Portuguese nationality.

For the purposes of the previous number, all guests with foreign nationality must provide all information regarding their identification, up to the maximum period of the check-in date, through the Accommodation Bulletin.

Guests must notify OPORTOGUEST of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if the guest considers the damage to be regular wear and tear and not their fault.

Additional Services

OPORTOGUEST offers several additional services to guests, such as private transfer, cleaning and laundry service, cribs, tickets to various tourist attractions.

All additional services are on request and subject to confirmation of availability.

OPORTOGUEST is not responsible for any services provided by external suppliers.

Check in

Upon check-in, identification documents will be requested from all guests to communicate with SEF, as well as the Municipal Tourist Tax  (2.00 € per person, per night, up to 14.00 €).

Unless otherwise agreed, the accommodation will be occupied on the check-in date between 17:00 and 22:00.

For late check-ins, from 10 pm onwards, a flat fee of €15 in cash will be charged, which must be paid at check-in.

Check-out

Check-out is until 11:00 am and all guests must leave the accommodation by the scheduled time. Guests must inform the desired check-out time so that a member of the OPORTOGUEST team can be present.

If it is not possible for an OPORTOGUEST member to attend at checkout time, the guest may leave the keys at the main table inside the accommodation and close the door. Guest must NOT leave keys in the door lock.

If the guest refuses to leave, OPORTOGUEST reserves the right to enter the accommodation, remove their belongings, change the locks and also take other measures that may be necessary. (Guest will be responsible for the costs of any such action).

Any change to the departure and arrival dates and times must be confirmed by OPORTOGUEST. In case of delays, without prior notice and without confirmation from OPORTOGUEST, a fee corresponding to the rate of one night will be charged from the amount of the deposit.

Upon check-in, OPORTOGUEST provides only ONE set of keys, and guests must be careful not to lose it or leave it inside the apartment. Guests must return all keys upon check-out.

Additional fees will apply for lost keys or lock-outs. Fees are charged as follows:

Lost keys (price per key) – 30 euros

Emergency visit (between 9:00 am and 6:00 pm) -1 0 euros

Emergency visit (between 6 pm and 9 am) – 25 euros

If it is necessary to hire a locksmith service, the guest will be responsible for the total amount charged by the service provider.

The service provider fee is based on complexity, materials, time spent and other variables.

Cleaning, sheets and towels

The accommodation will be cleaned before guests arrive. OPORTOGUEST’s basic service includes a set of towels, bed linen and some toiletries for each booking.

Additional cleaning services and products, including change of sheets and towels, are available for an additional fee.

Guests must keep the accommodation as organized and clean as possible, delivering it at check-out in the best clean conditions so that OPORTOGUEST can receive the next guest.

Guests must not leave garbage inside the accommodation, next to the door of the same or outside the door of the building (when applicable), and must use the garbage bins in the street for this purpose.

Equipment, furniture and accommodation items

If an appliance does not work, or if guests are unsure about how to use any equipment in the accommodation, they should contact the responsible OPORTOGUEST host.

Changes to the accommodation or its content are not allowed.

All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.

Maintenance and special orders

Any and all problems within the accommodation (for example, electrical problems, equipment malfunctions, water leaks) must be immediately reported to OPORTOGUEST by WhatsApp or telephone. Depending on the issue, resolution can take up to 72 hours, or longer if you rely on third-party services.

While respecting guests’ privacy, OPORTOGUEST reserves the right to access the accommodation at any time, if necessary, for inspections, repairs and emergencies.

Extra beds and baby cots can be requested in advance but are limited to availability at the time.

Noise, Illegal Activity, Security

Under the law, the nightly rest period is between 10:00 pm and 8:00 am, so guests must remain silent.

Guests must not disturb neighbors, namely when opening or closing the door of the accommodation or the door of the building where it is located (when applicable).

Reservations for illegal or immoral activities are not accepted.

The guest whose name is on the booking confirmation email will be responsible for the behavior of the entire group and agree to avoid any and all illegal activity.

Guests are not allowed to invade the owner’s privacy or post anything that could allow a third party to identify the property’s address or the owner’s identity (even if such information is already in the public domain).

Guests are primarily responsible for their own safety during their stay with OPORTOGUEST. Guests must listen to any instructions or explanations provided by OPORTOGUEST during check-in.

If a guest becomes aware of something during their stay that they believe to be a risk to health and safety, they must immediately inform OPORTOGUEST. When leaving the accommodation, guests must ensure that all gas appliances are turned off, windows closed, air conditioning, central heating and lights turned off.

Responsibility

OPORTOGUEST’s service is legally limited to its accommodation and the relationship with guests during their stay. OPORTOGUEST will not be responsible for any occurrences outside the accommodation, such as cleaning and maintenance of the building, outside noise, construction, neighbors or any other matter not directly related to the accommodation itself.

The photos and descriptions of the accommodations are produced by OPORTOGUEST. Minor changes in accommodation may occur in relation to the photos on the website, without compromising its general condition or amenities.

OPORTOGUEST will not compensate guests, refund fees, or transfer guests to other accommodation based on the appearance of the accommodation or surroundings. It is the guest’s responsibility to ensure, prior to booking, that the area or neighborhood they choose to stay is to their liking.

OPORTOGUEST is not responsible for any damage caused, directly or indirectly, that may occur during the guests’ stay in the accommodation, such as personal damage, theft, theft or criminal behavior, losses due to fire or misconduct, etc. The same applies to any deficiencies in the supply of gas, electricity, water, telephone or internet.

All thefts, robberies or any criminal behavior must be reported by guests immediately to OPORTOGUEST, as well as to the competent police or judicial authorities.

OPORTOGUEST is not responsible for potential delays, accidents, losses or changes in schedules or rates that are related to the services of our suppliers. OPORTOGUEST is not responsible for errors and/or omissions, false statements by third parties, disputes between a guest and a third party, or for the content of external links other than the one on which the reservation was made.

In the event that guests do not comply with these terms and conditions, or in case of bad behavior on the part of guests, OPORTOGUEST reserves the right to demand that they leave the accommodation without any compensation or refund of fees paid.

Legislation and Acts of God

This agreement is signed between the guests and the company OPORTOGUEST, which is duly authorized to arrange the rental of the accommodation. This agreement gives guests an authorization to occupy the accommodation during the period and under the agreed terms.

Guests are not tenants of the accommodation and do not have exclusive possession of the accommodation. In the rare event that a reserved accommodation becomes unavailable, due to damage caused by any circumstance not attributable to OPORTOGUEST, namely water or gas leaks, OPORTOGUEST will not be responsible for the inconvenience caused, however, it will take all necessary measures to change the guest for an accommodation with similar characteristics.

If guests do not accept the change, the total amount (excluding costs related to the days the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor OPORTOGUEST will be liable to guests for any additional amount. in relation to the cancellation of the reservation. OPORTOGUEST will not be responsible for the possible theft of objects left in the accommodation.

Changes and applicable jurisdiction

OPORTOGUEST reserves the right to update its terms and conditions at any time, as necessary. It is the responsibility of the parties using the OPORTOGUEST service to review these terms and conditions in case of a change before making a reservation.

By agreeing to use the OPORTOGUEST service, it is understood that the guest accepts any changes and that all parties will comply with such changes. These terms and conditions do not affect guest rights.

These terms and conditions are subject to Portuguese law. The Portuguese Courts have exclusive jurisdiction in case of legal action regarding any accommodation reservation with OPORTOGUEST.
